      <image:caption>LOS ANGELES · CALIFORNIA Renovation and addition to a 1930's California bungalow. The maze-like interior is reorganized into two zones by an articulated wall separating a private wing with master suite, guest bedroom and bath from the public areas. The reorganization creates a new connection to the backyard. A series of texture and material studies resulted in wall cladding created from framing members retained from the demolition process. The expanded areas of the house are referenced on the exterior via a pair of light scoops in the master bedroom and kitchen.       <image:caption>BEVERLY HILLS · CALIFORNIA Originally constructed in 1949, the two-story bungalow contains a ground level guest suite and public areas and master bedroom suite on the second floor. The interior renovation provided a new powder room and reconfigured master bedroom suite alongside new kitchen and utility areas. The kitchen was rebuilt with a new shed roof, skylights and clerestory windows to provide additional natural light. On the exterior, the existing siding was repainted and the entry and kitchen were finished in stucco.       <image:caption>BEIJING · CHINA DNA A+D was invited to design a luxury villa for an exclusive residential development in China. Located 88 kilometers east of Beijing, Jinhai Lake is known for its scenic beauty and yearly kite and dragon boat festivals, which draw visitors from all over China. The design for the villa originated from typological research on the siheuyan, a traditional Chinese courtyard dwelling. The residence is organized on two levels; an upper level for public functions and a private lower level. Interior spaces are organized around a series of courtyards, four courtyards on the main level and a single central courtyard on the lower. The main level contains both casual and formal living areas, and access to an outdoor terrace and swimming pool. The lower level contains bedrooms, media room, and home office surrounding the lower courtyard.       <image:caption>SANTA MONICA · CALIFORNIA Located steps away from Ocean Avenue, the design of this contemporary French bistro reflects the owners’ commitment to sustainably sourced, innovative cuisine and forward-thinking design. The interiors of the space emphasize the interplay between dark and light, polished and raw, and additive and subtractive surfaces. Iterations of the restaurant’s distinctive logo are featured in hexagonal-shaped dining tables and an abstract bas-relief mural. A blue upholstered banquette, orb chandeliers, and spherical glass pendant light fixtures allude to the establishment’s artfully displayed selection of internationally sourced bottled waters. The open kitchen with counter seating allows patrons to enjoy the careful preparation and sophisticated plating of the bistro’s fresh, eco-conscious, and whimsically-named dishes. The boulevard facing drink rail provides diners with a dynamic view overlooking the restaurant’s outdoor patio and adjacent streetscape.       <image:caption>Affordable housing solutions for Los Angeles require tactical AND strategic approaches. Bold visions with permanent long-term outcomes to be employed alongside rapidly deployable strategies with immediate tangible benefits for the city’s most vulnerable populations. Our proposal offers interventions addressing both scenarios. Above The Rails - Above The Rails is a linear community occupying the air rights above LA Metro’s Exposition Line. With the potential to provide as many as 6,054 dwelling units, the community would begin in Downtown Los Angeles and span over 14 miles to Santa Monica.* Utilizing modular construction and spanning the width of the tracks, the project could be implemented with minimal disruption to train service. Rooftop amenities provide residents and the public with an affordable lifestyle occupying previously negotiated territory. HSF – Homeless populations are essentially forced to survive without one of life’s basic needs: hygiene and self-care**. Bathroom facilities are routinely denied and opportunities for cleansing of self and garments are few and far between. Hsf stations are rapidly deployable mobile stations where homeless populations will have access to laundry facilities, bathing, toilets, and food distribution. Designed to occupy parking lots and unoccupied City-owned properties, the HsF stations provide necessary functions to promote health and maintain dignity. *ATR CALCULATIONS Expo Line = 15.2 miles  79,200 linear feet Assume 65% efficiency (allowing gaps for roads and elevated or otherwise unsuitable for building chunks) 79,200 ft x .75 = 51,480 ft.       <image:caption>The Trebek Center Bridge Home is an adaptive reuse project in Northridge, California—the 22,000 Sq. Ft facility provides a temporary home and support services for residents transitioning to permanent housing in Southern California. The original structure was home to Skateland, a famous San Fernando Valley roller skating rink that opened its doors in 1964. Hope of the Valley Rescue Mission acquired the building as part of their continued efforts to combat homelessness in Southern California. The project was spearheaded by a generous donation by Alex Trebek, the late host of the long-running game show Jeopardy. The completed design removed the acoustic ceiling to expose a series of bowstring trusses and added skylights to bring natural light to the sleep areas. A central axis flanked by a series of large planters divides the men’s and women's sleep areas while providing seating for residents to congregate. Communal areas, including a library, dining hall, job training, and lounge areas, are organized along the perimeter with new storefronts to access the outdoors.       <image:caption>MALIBU · CALIFORNIA A detached guesthouse on a 7-acre parcel in Malibu containing a single-family residence located on a bluff with expansive views of the Pacific. Steep terrain, strict construction guidelines, and the desire to preserve existing views dictated the location of the new structure. The guesthouse is situated away from the main residence and in close proximity to a beach access path. A single band is folded six times to form a continuous loop that defines a ground level featuring a bedroom, bathroom, and storage; a double height atrium/stairwell; and an upper level containing public spaces. The upper level is rotated to offer views of the Pacific, creating a deck and carport while also producing the seventh fold.       <image:caption>This compact Accessory Dwelling Unit (ADU) is our first foray into design build. DNA Architecture and Design converted an existing two car garage into a studio apartment. The design emphasizes privacy for the both the unit and the main residence. Access is provided through a new redwood clad gate and fence. The interior of the space includes custom cabinetry with built in appliances. New skylights anchor the main studio space and sliding doors provide access to a private rear patio. DNA Architecture + Design operated as the general contractor for the project and managed all aspects of the construction.       <image:title>Projects - FLOWER STREET VETERANS' HOUSING</image:title>
      <image:caption>The Flower Street Veterans Housing is an affordable housing development for homeless veterans. The site is located directly south of the I-10 Freeway and contains an existing apartment building. Recent zoning changes increased the parcel's density, and the proposed seven-story building will provide a home for 112 homeless veterans. The 56 double occupancy units are distributed across five residential levels over a concrete podium that contains two levels of program and operational uses. Each floor provides communal space and garden areas for the residents. The roof includes a rooftop garden and will house a meeting room for residents and provide views of the mountains and the LA basin.       <image:caption>The Riverside Family Shelter provides a temporary home for 26 families as they transition to permanent housing in Los Angeles. Designed to accommodate families with children of all ages, the 11,310 Sq.Ft. adaptive reuse project houses private sleep rooms, a communal dining room, multipurpose spaces and a dedicated study area. The use of colour, natural light and a simple material palette creates an atmosphere of warmth and hope. An outdoor activity area is situated within view of the double height lobby lounge allowing parents to watch their children at play.       <image:title>Projects - LLOYD PLACE RENOVATION + ADDITION</image:title>
      <image:caption>Good things come in small packages. DNA Architecture + Design was approached by a couple looking to transform a dark, 1940s bungalow into an urban getaway. Located in West Hollywood’s coveted Norma Triangle neighborhood, the small house had charm but desperately needed a makeover. The existing house shoehorned a cramped two-bedroom layout with low ceilings into a small footprint. In addition to the main house, the property contained a dilapidated garage and a neglected backyard. The original house was divided by a single-bearing wall that divided the house between public and private zones. The new design emphasizes openness, transparency, and creating a visual connection to the exterior from all spaces. All interior walls except the primary bearing wall were removed to create a visual link to the backyard. The kitchen was relocated to the center of the public half of the house, and the addition opens to the backyard on two sides. The private half of the house was reimagined as a single suite with an expansive marble-clad bathroom space with a freestanding tub and shower. Natural light now floods the house thanks to the addition of skylights and newly vaulted ceilings. The street-facing facade of the house is relatively unchanged: the existing leaded glass window and original entry door were retained while new landscaping creates a private garden.       <image:title>Projects - MISSISSIPPI LONGHOUSE</image:title>
      <image:caption>Inspired by longhouses constructed by Native American First Nation peoples, the Mississippi Longhouse is a new home and studio for an accomplished artist, her herbalist arts educator husband, and three sons. Planned for an undeveloped parcel near the Louisiana/Mississippi border, the 160-foot-long structure houses a five-bedroom residence and studio within a single volume. Designed to touch the ground lightly, the house is elevated on three dozen helical piers and provides a dramatic view of the densely wooded forest from the living and dining areas. The faceted volume is clad in black metal siding and punctuated by skylights and lightwells. Separated from the residence by a carport and breezeway, the studio space provides north-facing clerestories and glimpses of the trees. While local regulations prevent off-grid construction, the water reclamation system, solar panels, and passive design features highlight the owners' desire to live in harmony with the natural surroundings. The completed site will also include a demonstration garden for cultivating native herbs and plants. 2024 Future House Award winner.       <image:caption>Why can’t a trip to the eye doctor be fun? When our client said she wanted an optometrist's office that didn't feel like an optometrist's office. we took a fresh look at the design brief and blurred the boundaries between luxury retail, medical office and wellness. The design packs a lot of punch in a compact 745 SF footprint. In a small space, there isn’t room for a lot of fluff. A high gloss display wall guides movement through the space and creates a seamless transition from retail display to treatment and examination rooms. The entry wall is all about tactility with a matte fluted surface that extends the length of the space and into the treatment and exam rooms. The result is an optical boutique that makes the trip feel less like a medical appointment and more like an immersive journey to a space where you just happen to leave with a better prescription.
